The Challenge

The client required a fully operational private clinic within a traditional mews building that was never designed for clinical use. The existing structure had limited ceiling heights, no lift access, inadequate ventilation, and none of the specialist infrastructure required by a healthcare environment — all within a conservation area with strict planning constraints.

SBS Homes carried out a complete structural remodelling of the mews property, introducing new steel framing to open the internal layout, installing skylights to flood treatment rooms with natural light, and fitting the building with medical-grade mechanical, electrical, and data systems. Every room was designed to meet healthcare compliance requirements while maintaining the understated, premium feel the client envisioned.

The brief was ambitious: convert a two-storey mews property — originally built as a carriage house — into a fully compliant private medical clinic, without altering the listed exterior façade. Every element of the building's internal structure needed to change.

SBS Homes began with a comprehensive strip-out, removing decades of ad-hoc partitioning to reveal the original timber roof structure and masonry walls. A full structural survey identified where new steel could be introduced to reconfigure the floor plates, increase ceiling heights in treatment areas, and create an open, navigable layout suited to clinical workflows.

The roof was the defining challenge. The existing structure offered no natural light to the upper floor — unacceptable for a healthcare environment where patient comfort and staff wellbeing depend on daylight. SBS designed and installed a series of flush skylights, carefully positioned to illuminate treatment rooms and corridors without compromising the roofline visible from the street.

Mechanical and electrical services were designed to healthcare specifications from the outset. A cassette-type HVAC system delivers precise climate control to each room independently, medical-grade ventilation ensures the required air changes per hour, and a dedicated data infrastructure supports diagnostic equipment, patient management systems, and secure communications throughout the building.

The interior design follows a deliberately restrained palette — white surfaces, flush doors, recessed and cove lighting — to create an atmosphere that feels calm and precise rather than institutional. Bespoke joinery in each treatment room integrates storage, wash stations, and work surfaces into clean, unbroken lines with no visible fixings or exposed services.

Consultation rooms were fitted with acoustic insulation to ensure patient confidentiality, and every door, corridor, and threshold was designed to accommodate medical equipment and wheelchair access. The flooring throughout is a seamless, antimicrobial vinyl laid to healthcare standards with welded seams and coved skirting for infection control.

The project was delivered on programme and handed over fully commissioned — from the HVAC balancing report to the final electrical certification — ready for the client's medical team to begin seeing patients from day one.
